We manage your tenancy the way we’d want ours managed — with clear communication and everything done by the book.

Paying rent

Rent is paid via your preferred method — bank transfer or online portal. No cash is accepted, for both your security and ours. If you’re having trouble making a payment, contact us before it’s due — early conversation is always better than a missed payment notice.

Keys

You’ll be issued one set of keys at signing. Our office retains a spare set in case of emergency. When vacating, please ensure all keys are returned to our office promptly.

Contents insurance

The landlord’s insurance does not cover your personal belongings. We strongly recommend arranging your own contents insurance to protect against damage, theft, or loss.

Connecting utilities

Arranging gas, electricity, telephone and NBN connections is the tenant’s responsibility. To make this easier, we recommend Super Mover, a free connection service that can set up your utilities in one call.

Maintenance requests

Submit a maintenance request any time via the form below. Urgent repairs (no hot water, unsafe electrical, gas leaks, storm damage) are prioritised immediately. Non-urgent requests are assessed and coordinated through our Maintenance Concierge process, with multiple quotes sought for larger jobs. We report every request and approval decision within 24 hours of receiving it.


Routine inspections

Routine inspections take place up to four times a year — the legal maximum under the Residential Tenancies Act 2010 (NSW). Every inspection is at least 30 days apart, with a minimum seven days’ written notice. We’ll always confirm a time that works for you where possible.

Pets

Under the 2024 Pet Reforms, we can’t unreasonably refuse a pet application. Submit your request in writing, and we’ll respond within 21 days with a clear, specific decision.

*Pet applications must be submitted and approved before an animal is brought onto the property. Keeping an undisclosed or unapproved pet is a breach of your tenancy agreement and may result in formal action.

Garbage and recycling

A bin is supplied through the local council and all rubbish must be placed accordingly, including recyclables where a recycling bin is supplied. If you’d like to book a council kerbside pickup, please request approval or notify us in writing first — the annual allowance is tied to the address, not the tenant, so we need to check it hasn’t already been used before you book.
